RENTER REQUIREMENTS
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees. 

DOWN PAYMENT/ PAYMENT
Final payment will be required prior to checking-in to your vacation rental.

DAMAGE POLICY
As a condition to the rental of all vacation properties, LiveRight Vacations reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, LiveRight Vacations is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined in the reservation.

UPON ARRIVAL
If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). No refunds or considerations are given unless we are notified of problems during your stay.

EMERGENCIES/ MAINTENANCE
In the event of a problem getting in the vacation rental or if there are problems with condition or functionality of the vacation rental, please immediately contact the sLiveRight Vacations office (leave a voice message if there is no answer!) at 2392669055. If it is after office hours we will make every effort to return your call as soon as possible. 

ARRIVAL TIME
Check in is at {reservation_additional.check_in_time} An early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your schedule check in time.

DEPARTURE TIME
Check out is at {reservation_additional.check_out_time} . Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late check out, you may be charged a fee for each hour beyond 11 am you are still on property, at a minimum of one hour. If the cabin has not been vacated by {reservations.unit_check_in_time}, a fee equal to the rental rate of one day may be assessed.


CANCELLATIONS
There are no refunds for unmet expectations resulting from weather, natural disasters, pandemics, travel bans, personal or any other reason unless contained herein. 


CANCELLATIONS BY CLIENT
Cancellations must be received in writing and are subject to the following penalties:

-- 8 weeks or more prior to arrival - 100% Refund 

-- Within 8 weeks of arrival - No Refund


NUMBER OF GUESTS
Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact LiveRight Vacations for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.

LINENS & TOWELS
Towels, sheets, pillows and blankets are not meant for outside use. 

SMOKING
Smoking is not permitted in any LiveRight Vacations property. Oil lamps and incense are also not permitted due to the long-lasting odor. If these policies are violated and there is any smoke smell there will be an additional charge of up tp $500 for excessive cleaning.

PETS
Pets are only permitted if stated in the listing. Also a written request must be made via email or messaging and the pet fee of $250 must be paid prior to arrival. Failure to observe this rule will result in a minimum additional charge of $250.

SERVICE ANIMALS
“Service Animals, “as defined by §413.08, Fla. Stat. (2017) and including animals in training, are exempt from this section, provided a written request for reasonable accommodations is made at the time of reservation. A person who knowingly and willfully misrepresents herself or himself as using a service animal or being qualified to use a service animal commits a misdemeanor of the second degree, punishable as provided in s. 775.082 or s. 775.083. 

TRASH  
Excessive garbage removal fee of up to $250 will be charged for any trash/recycle that does not fit inside the designated bins.

PLUMBING
Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain.

RIGHT OF ENTRY
Guest(s) agree that LiveRight Vacations reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.


POOL HEAT
Pools may not heat to Guest’s desired temperature during colder weather and may take up to 48 hours to reach maximum temperature. There are no refunds for dissatisfaction with pool heat. 


POOL SAFETY
Running & diving are prohibited. Children, of any age, are not allowed in the pool area without supervision. When available, safety netting & pool alarms must be used at all times and doors must be kept closed & locked. Any safety concerns, including if any equipment, pool alarms, safety netting or locks, are not working properly must be reported immediately to the Management Company.  Disabling Pool Alarms is strictly prohibited.

NOISE
Residential Area. The Property is a residential neighborhood. Excessive noise at a level that disturbs the neighbors is prohibited. Code-Enforced Quiet Hours. Compliance with Code-Enforced Neighborhood Quiet Hours of 10 PM- 8 AM is required and the Guest is responsible for any fines resulting from a violation. If non-compliant, it may be removed from the property.


PARKING
RV’s, trailers, campers, boats, buses, & all non-passenger vehicles are prohibited. Maximum of 3 vehicles are allowed.

AIR CONDITIONING
Guests cannot set the Air Conditioning below 72° or the Heat above 78°, change the fan from Auto, leave any doors or windows open, or leave the blinds open. 

MAINTENANCE
Property will be inspected prior to Rental Period, to ensure that the Property is clean, and in good repair. Guest must provide notice of any problems within 24 hours of discovery or the time a reasonable person would have discovered the problem, or Guest waives any related claims. Responses shall be made as LiveRight Vacations reasonably deems appropriate. Absent gross negligence by LiveRight Vacations, faulty equipment, appliances, cable, internet & phone services; temporarily interrupted utility service; bugs; noise, construction, a warm refrigerator, a cold pool, or; inclement weather, and other similar complaints do not constitute breach of contract. Service charges resulting from a false report by Guest, as reasonably determined by a service provider, shall be charged to Guest. 

CLEANLINESS
There is no daily maid service unless arranged and paid for through the Mgt Co..  Garbage. Guests must keep trash and recyclables separated by the designated as required by the individual home, trash being securely bagged and disposed of in bins. Guests must take trash and recycling to the curb the night before assigned pickup days. Monday nights (Trash) & Thursday nights (Trash & Recycling-yellow lid)

SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. LiveRight Vacations does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside, or supplied emergency candles in case of power outage.

CHARGEBACKS
Guest waives any right to dispute a credit or debit charge, request or demand a chargeback, or dispute that a detailed item description was provided, contact information was clearly and prominently displayed, and grievance policy instructions were provided. 

INDEMNIFICATION & HOLD HARMLESS
While LiveRight Vacations and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. LiveRight Vacations and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. LiveRight Vacations and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify LiveRight Vacations and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.

ELECTRONIC SIGNATURES
By signing your name electronically you are agreeing that your electronic signature is the legal equivalent of your manual signature on this form or any other documents to be delivered in connection herewith, and do so for the purposes of validity, enforceability, and admissibility. When signing electronically you consent to be legally bound by this Agreement's terms and conditions.
